Hamilton Point Investments (HPI) primarily focuses on distressed and value add multifamily investments for 1031 exchange and cash investors. For non-1031 investors looking for income and potential upside, HPI has launched value-added apartment funds focused on acquiring, stabilizing, and selling Class A and B apartment buildings located in the Northeast, Southeast, and Midwest. Typical fund sizes have ranged between $20-$80 Million of equity raised with leverage ratios of approximately 2 to 1. Funds have generally paid a 7-8% annualized cash flow on a quarterly basis with potential upside realized upon the liquidation of their funds.
